Indigo Real Estate is seeking a full-time onsite Community Director to oversee the day-to-day operations of a 50-unit senior HUD affordable apartment community in Honolulu, HI.

This candidate will be passionate about providing exceptional service and hospitality to consistently exceed customer expectations, finding great satisfaction in helping to create a sense of community, and solution oriented with a positive attitude.

The Community Director is responsible for planning, controlling, and directing the day-to-day operation of the property, and for maintaining effective and harmonious resident relations. The purposes of this position are to manage the property in accordance with HUD and IRS program guidelines, meet the financial objectives of the ownership and management, to protect the value and integrity of the real estate, and to be responsive to all applicable government agency standards and requirements. This position includes, but is not limited to personnel management, leasing, collections, resident services, maintenance, budgeting, capital improvements, information reporting and completion of all compliance related documentation for the property while maintaining compliance with applicable partners, laws and company policies.

The following attributes are desirable for job success: experience in managing multifamily affordable property, direct experience with HUD and/or tax credit programs including the use of Yardi management software, ability to communicate effectively both verbally and in writing. A successful candidate has the ability to work well under pressure, is self-motivated, self-directed, and is able to work with/without direct supervision.

Experience

  • At least 3 years of property management experience
  • Minimum of 2 years HUD Multifamily Section 8 and/or Low-Income Housing Tax Credit experience
  • Minimum of 2 years managing 55 or more units
  • Knowledge of Yardi or similar housing software.
  • Excellent verbal and written communication skills.
  • Ability to exercise quick and accurate judgement and maintain confidentiality.
  • Effective conflict resolution and customer service skills.
  • Ability to set priorities and multi-task with a strong attention to detail.
